Milkov & Son designs, gains approvals for and builds extensions, conversions, renovations and new homes across North London. Small enough that the director runs every site; established enough to have been doing it for more than fifteen years.

Who we are

Milkov and Son Construction Ltd was incorporated in May 2010 by Borislav Milkov, a builder with decades of experience in residential construction. His son Stoyan joined the company as a director in 2012 after studying construction project management at Loughborough University, and today runs the business and manages every project on site. The “and Son” in the name is literal: this is a family company, and the family’s name is on every job.

From the beginning the company has done two things that most local builders do not: it designs what it builds, and it manages projects with the discipline of a larger contractor — programmes, written variations, staged payments, building control at every stage. That combination is why clients with £100,000 to £1m projects trust a company of our size with their homes.

What we do

We work on houses across North London and south Hertfordshire — Hendon, Finchley, Mill Hill, Totteridge, Barnet, Hampstead Garden Suburb, Highgate, Edgware, Stanmore, Harrow, Enfield, Radlett and Bushey. The work is residential: extensions, loft and basement conversions, whole-house renovations and new-build houses, with architectural design and interior design as part of the service rather than something you buy elsewhere. Northiam Road, a new house in Woodside Park, Arlington Road, an extended and converted 1930s semi, and Hill Crescent, a whole-house refurbishment in Totteridge, show the range.

How we work

Our own team carries out structural work, carpentry and finishing; specialist electricians, plumbers and roofers we have worked with for years do the rest. Stoyan is the single point of contact from the first site visit to the last snag. The process page sets out the ten stages of a project and what you receive at each.

    Every option is costed at feasibility, so the scheme that gets planning permission is a scheme you can afford to build.

    Design, approvals and construction sit with us. If the drawings and the building disagree, that is our problem, not yours.

    Write everything down

    Fixed contract sums, staged payments, every variation agreed in writing before it is built.

    Finish properly

    The snagging list, the paperwork, the return visit a year later. The last five per cent is where reputations are made.
