Extensions, loft and basement conversions, renovations and new homes in Hendon, designed and built by Milkov & Son from our base in Hendon.
Hendon is home. Milkov & Son has been based at Audley Road, a few minutes from Hendon Central, since the company was founded in 2010, and a large share of our extensions, loft conversions and renovations are within a short drive of the office. That matters in practical ways: we know which streets have parking suspensions to arrange, which roads sit on the deep clay that dictates foundation depth, and how Barnet's planners read a rear dormer on a 1930s semi.
Hendon's housing is largely inter-war: long roads of 1930s semi-detached houses between the Watford Way and Hendon Park, with bay fronts, hipped roofs and side passages that lend themselves to hip-to-gable loft conversions and side-return or wraparound extensions. Around Brent Street, Church Road and The Burroughs there are Edwardian and Victorian houses, some in the Hendon (The Burroughs) conservation area around the old town centre and St Mary's church. Sunny Gardens and the roads towards Mill Hill have larger detached houses; West Hendon and Colindale mix Victorian terraces with newer flats.
Hendon is in the London Borough of Barnet. Most 1930s houses outside the conservation area retain full permitted development rights, so rear extensions to 3 m (6 m with prior approval), rear dormers within the 50 m³ allowance and hip-to-gable conversions are usually possible without a planning application; a Lawful Development Certificate (£129) is still worth having. Within The Burroughs conservation area, side extensions, roof alterations and changes visible from the street need permission and are judged against the area's character appraisal. Barnet's householder applications are decided within eight weeks of validation, and the council's planning pages publish its residential design guidance, which we design to. Many Hendon houses have had previous extensions, so we check the remaining permitted-development allowance before advising.
The commonest Hendon brief is a rear kitchen extension across the back of a 1930s semi, often with a hip-to-gable loft in the same contract to share the scaffold. Full renovations of inherited or recently purchased semis — rewiring, new heating, opening the ground floor — are the second. On the larger detached plots towards Mill Hill and Sunny Gardens we also see double-storey extensions and occasional replacement dwellings. As a 2026 guide, a 25 m² rear extension on a Hendon semi is typically £70,000–£120,000 plus VAT and fees; a hip-to-gable loft with en suite £65,000–£95,000.
Parking is controlled on most residential roads near Hendon Central and Brent Street; we arrange skip licences and parking suspensions with Barnet in advance. Access to rear gardens on semis is usually through the side passage, which is why we sequence side-return work so the passage stays usable as long as possible. Hendon's clay soil and the mature street trees on many roads mean foundations are often 1.2 m or deeper; we allow for this in estimates rather than discovering it on site. Party wall notices are the norm on semis and terraces.

Yes — Hendon, West Hendon, Hendon Central, Brent Street, Sunny Hill, Colindale and the Great North Way roads. Our office is on Audley Road, NW4.
For most houses outside The Burroughs conservation area, a single-storey rear extension up to 3 m (or 6 m with prior approval) is permitted development. Double-storey and wraparound extensions, and anything in the conservation area, need a householder application to Barnet.
Usually within a week, and often sooner for Hendon addresses because we are local.

Rear, side return, wraparound, double storey and kitchen extensions — designed, approved and built by one team.

Dormer, hip-to-gable, L-shaped and mansard conversions that add a bedroom and bathroom without touching the garden.

Whole-house refurbishments and reconfigurations of 1930s, Edwardian and Victorian homes, managed as one project.

Feasibility, design, approvals and construction under one contract, with one person accountable for the result.
Based in Hendon, we work across North London and the Hertfordshire border. Each area page covers the local housing stock, planning context and the kind of work we do there.
