Extensions, loft and basement conversions, renovations and new homes in Mill Hill, designed and built by Milkov & Son from our base in Hendon.
Mill Hill spans two very different kinds of housing: the tightly packed 1930s semis around Mill Hill Broadway and the Watford Way, and the large detached houses and older village properties on The Ridgeway, Uphill Road, Milespit Hill and the roads running up to Mill Hill village. Milkov & Son works on both — kitchen extensions and lofts on the Broadway side, renovations, double-storey extensions and replacement houses on the hill.
1930s semi-detached houses dominate the Broadway, Mill Hill East and Hale areas, with hipped roofs, bays and side passages. Mill Hill village and The Ridgeway have Georgian houses, weatherboarded cottages and large inter-war detached houses on wide plots, much of it within the Mill Hill conservation area, which carries an Article 4 direction. The former National Institute and Mill Hill East developments have added newer houses and flats. The green belt wraps the northern edge, which limits what can be built beyond existing footprints.
Mill Hill is in the London Borough of Barnet. On the Broadway side, permitted development is usually available for rear extensions and rear dormers on houses. In the Mill Hill conservation area the Article 4 direction removes some permitted development rights — typically for alterations to windows, doors, roofs, front boundaries and extensions visible from the street — so most external work needs a householder application supported by the conservation area character appraisal. Large plots on the hill attract replacement dwelling applications; Barnet supports these where the new house respects the spacing, scale and landscape character of the street, and pre-application advice is advisable. Green-belt sites are restricted to limited extensions of existing buildings.
On the semis: rear extensions, hip-to-gable lofts and ground-floor reconfiguration. On the larger houses: whole-house renovations with double-storey extensions, basement or lower-ground conversions on the sloping plots, and knock-down-and-rebuild of dated 1930s and 1960s houses. High-specification kitchens, bathrooms and joinery through our interior design service are a large part of the work here.
Access is generally good — wide roads, driveways and space for skips and scaffold — but the hill roads have protected trees and long, sloping gardens that affect drainage and foundation design. The clay is deep and shrinkable; foundations near mature oaks can exceed 2 m or need piling. Mill Hill Broadway's Thameslink station keeps site visits easy for clients working in central London.

The Mill Hill conservation area covers the village, The Ridgeway and the roads around Mill Hill School and the Broadway is outside it. Barnet's website has the map; we check before advising on the planning route.
Often, subject to a full planning application. Barnet supports replacement dwellings that respect the street's character and spacing. We recommend pre-application advice and can prepare the application.
Yes, particularly lower-ground conversions on sloping plots where the basement can open onto the garden.
