Radlett is where North London's family houses become Hertfordshire's: large detached homes on wide, tree-lined roads either side of Watling Street, many of them rebuilt or transformed over the last twenty years. Milkov & Son takes on the larger projects here — whole-house renovations, big extensions, basements and replacement dwellings — from our Hendon base, twenty-five minutes down the A5.
Radlett's housing is predominantly detached: Edwardian and inter-war houses on the roads off Watling Street and The Avenue, 1950s–70s houses on the estates towards Aldenham and Shenley, and a growing number of contemporary replacements. The Radlett North and Radlett South conservation areas cover the historic core, and Hertsmere has Article 4 directions on several groups of Radlett bungalows to prevent their loss. The green belt surrounds the village, and Aldenham, Letchmore Heath and Shenley add village properties and farmhouses.
Radlett is in Hertsmere Borough Council's area. Outside the conservation areas, houses retain permitted development rights and Hertsmere's approach to extensions and replacement dwellings is well established — replacement dwellings on existing plots are generally supported at an appropriate scale, subject to design, trees and neighbour amenity. In the Radlett North and South conservation areas and on the Article 4 bungalow groups, external alterations need permission and are judged against the conservation area appraisals. Green-belt plots are restricted to proportionate extensions of the original dwelling (Hertsmere applies percentage limits), which shapes what can be done on the village edges. Pre-application advice is available and worthwhile for larger schemes.

Extensions must be proportionate to the original house — Hertsmere applies a percentage increase in volume or floor area — and replacement dwellings must not be materially larger. We advise on the position for your plot at the first visit.
