A kitchen extension is a rear, side return or wraparound extension designed around the kitchen as the centre of the house — the room where a family cooks, eats, works and gathers. What distinguishes a good one from a merely large one is that the kitchen layout, the daylight, the drainage and services, the joinery and the connection to the garden are designed together, not in sequence.

Kitchen layout comes first
We plan the kitchen before the walls are fixed: the island length, the run of tall units, where the sink faces, whether there is a separate utility so the kitchen stays calm. Then the structure is designed to suit — a beam position that does not land in the middle of the cooking run, a rooflight over the island rather than the hob, a floor that runs level through the doors. Doing it the other way round is how kitchens end up with a column in the wrong place.
Services and drainage
Moving the kitchen moves the drainage. The soil stack, sink waste and often the boiler flue are re-routed at ground level; where the new footprint crosses a public sewer, Thames Water's build-over process applies. Electrics for a modern kitchen — induction hob, ovens, extraction, under-floor heating, lighting circuits — often justify a consumer-unit upgrade, which we include in the specification rather than discover on site.
Light, heat and overheating
Rooflights make a kitchen extension; south- and west-facing glass without shading or solar-control glass makes it uncomfortable in July. Building Regulations (Approved Document O for new dwellings, and Part L for glazing performance in extensions) push towards sensible glazing ratios. We size the glazing for the orientation, specify opening rooflights for cross-ventilation and use under-floor heating so walls are free for cabinets.
Finishes that last
Porcelain floors that run outside as matching paving, quartz or sintered-stone worktops, hard-wearing painted or veneered doors, and lighting in three layers (task, ambient, feature).
