Hampstead Garden Suburb is the most tightly controlled residential area we work in, and one of the most rewarding. Its Arts and Crafts houses, cottages and later neo-Georgian streets are protected twice over — by Barnet's conservation area and Article 4 directions, and by the Hampstead Garden Suburb Trust, whose consent is needed for external alterations under the Scheme of Management. Designing for both is a specialism in itself, and we have done it since 2010.
The Suburb's housing ranges from Unwin and Parker's Arts and Crafts cottages and terraces around Central Square and the Artisans' Quarter to substantial detached houses on Winnington Road, Ingram Avenue and The Bishops Avenue side, with 1920s–30s neo-Georgian and Tudor-revival houses in between. Roofs, chimneys, brick and tile, window patterns, hedges and open frontages are all part of the designed character.
The whole Suburb is a conservation area in the London Borough of Barnet with two Article 4 areas (Area 1 and Area 2, Spaniards End) removing most permitted development rights: extensions, roof alterations, windows, doors, boundary treatments and even paint colours can need planning permission. In parallel, the HGS Trust must approve external changes and has detailed design guidance on extensions, dormers (rarely accepted on front roofs), materials and hedges. Successful projects are designed to both sets of guidance from the start — matching brick and tile, subordinate extensions, careful roof forms — and submitted to the Trust and the council together. Basements and lower-ground floors are considered but scrutinised for their effect on trees and neighbours. Allow longer for approvals here than anywhere else in Barnet.
Rear and side extensions in matching materials; sympathetic roof conversions using rooflights or rear dormers where the Trust allows; whole-house renovations with restored windows, joinery and fireplaces; and high-specification kitchens, bathrooms and joinery through our interior design service. Basements on the larger plots. Budgets are typically from £150,000 for an extension to well over £1m for a whole-house project on the Winnington Road side.
Front gardens and hedges are protected, so site access, skips and scaffold are planned to avoid damage and to comply with the Trust's requirements for the street scene. Mature trees are everywhere and many are protected. Deliveries on the narrow closes need scheduling. We keep a photographic record of the frontage before and after.

Yes. The Trust's consent under the Scheme of Management is separate from Barnet's planning permission, and both are needed for most external changes. We prepare designs to the Trust's guidance and submit to both.
Often, using rooflights or a modest rear dormer where the Trust and the council consider it acceptable; front dormers and large box dormers are generally refused. Each house is judged individually.
Longer than elsewhere: allow four to six months for design, Trust consultation and planning, sometimes more for complex schemes.
