Builders in Highgate & Muswell Hill

Extensions, loft and basement conversions, renovations and new homes in Highgate & Muswell Hill, designed and built by Milkov & Son from our base in Hendon.

Highgate, Muswell Hill and Crouch End are period-property territory: Georgian houses around Highgate village, Victorian villas and terraces down the hill, and the Edwardian streets that make Muswell Hill one of London's most complete Edwardian suburbs. Most of it is in conservation areas, much of it is on a slope, and the briefs are about respecting the house while making it work — which suits the way Milkov & Son builds.

Housing in Highgate & Muswell Hill

Highgate village has Georgian and early-Victorian houses (many listed) in the Highgate conservation area, which straddles Haringey and Camden; the roads down towards Archway and Crouch End are Victorian terraces and villas. Muswell Hill is overwhelmingly Edwardian — red-brick terraces and semis with bays, gables and outriggers — in the Muswell Hill conservation area, with Fortis Green and Cranley Gardens adding Victorian and 1930s streets. Crouch End continues the Victorian and Edwardian pattern. Sloping sites are common, which makes lower-ground floors and basements natural.

Planning in Highgate & Muswell Hill

Highgate and Muswell Hill fall mainly within Haringey, with parts of Highgate in Camden and Fortis Green edging into Barnet. Haringey's conservation areas — Highgate, Muswell Hill, Crouch End and others — cover most of the housing, and Article 4 directions remove permitted development for many front-facing changes, so side extensions, roof alterations and changes to the street elevation usually need permission. Rear dormers and side-return extensions are commonly approved where they are subordinate and well detailed; L-shaped dormers and large box dormers are resisted. Camden's Highgate policies are similar and add a basement policy with impact assessments. Listed buildings need listed building consent for internal alterations. Planning timescales in Haringey and Camden are often longer than Barnet's, and we plan for it.

What we build in Highgate & Muswell Hill

Side-return and rear extensions to Edwardian kitchens; rear dormer and L-shaped lofts where approvable; whole-house period renovations with sash-window repair, lime plaster and restored joinery; and basement and lower-ground conversions on the sloping sites of Highgate and Cranley Gardens. Our Hill Crescent project shows the approach to a retained staircase and period detail alongside modern services.

Site practicalities

Steep streets, controlled parking and narrow side passages make site logistics the first thing we plan: skip permits, scaffold licences and delivery windows with Haringey or Camden. Basements need ground investigation and, in Camden, a Basement Impact Assessment. Terraced houses mean party wall notices to both neighbours as standard.

Planning authority: London Borough of Haringey. Conservation-area boundaries and Article 4 directions change; we confirm the position for your address before advising.

Questions from Highgate & Muswell Hill homeowners

Which council will decide my application in Highgate?

Highgate is split between Haringey (east of the High Street, broadly) and Camden. Muswell Hill and Crouch End are Haringey. We confirm the authority from the address before designing.

Can I build a side-return extension on a Muswell Hill Edwardian house?

Usually, yes. Within the conservation area it will normally need a planning application, and well-detailed single-storey side returns with glazed roofs are commonly approved.

Do you build basements in Highgate?

Yes — cellar conversions and lower-ground floors on sloping sites, with waterproofing designed to BS 8102 and full party wall procedures.
